Purpose of the project:

Demonstrate, to the government and the private sector, that an eco-resort can generate higher profits while having limited environmental impact.

 

 

Description of the project site

 

The land is located on Koh Rong Island, 40 km West of Sihanoukville.

 

It consists of a rocky bay with a sandy beach in the middle, surrounded by natural jungle. It is oriented towards the West, with great view on the sunset. It has unlimited fresh water flowing all year long from a stream and a small waterfall.

 

The land is roughly 11 hectares, 200m deep, 600m on the coast. The beach is 80m long and its maximum width is 40m.

 

Due to the landscape and the size of the property, it is totally isolated from any possible disturbances from neighbors (in terms of noise and view) and no road can be built on the shore as there are steep cliffs on both sides.

 

It has been chosen for this isolation aspects and its absolute unspoiled setting.

The property consists of all the visible coastline and a depth of 200m

 

 

The project

Build 7 bungalows and a restaurant, in style and standard on the theme of “tropical island paradise”.

 

Each bungalow should be of at least 30m2, have a terrace and a private swimming pool (sea water).

 

The rooms will have a triple cooling system.

1) A "solar chimney"  will be used to create an airflow sucking the air out of the room.

2) A "Canadian well", a water tank through which air pipes will cool the air entering the room.

3) An abortion/disorption cooling system for the night. Working on the principals of an ammonia refrigerator, it will be fed by a 100sqm activated carbon solar panel.

 

Hot water will come from a solar water heater, developed by the Pavilion, and currently used in several buildings in Phnom Penh.

 

Lighting will come from LED bulbs and photovoltaic solar cells.

 

A windmill will feed the pools with sand-filtered seawater.

 

There will not be any generator on the site.

  

Water from the stream will feed all the resort by gravity.

 

We will use the ecological aspect of the facility as the main marketing argument.

 

Legal status of the land

The land title we have has been established by the local island authorities and certified at the Sihanoukville Provincial administration office.

 

For the moment, land titles issued for island properties are not recognized by the Central Cadastral Office in Phnom Penh, except for Koh Sadach Island.

 

Amongst others, many high ranking officials own land on Koh Rong, foreign investment companies and local villagers. Their land titles are identical to ours.

 

Some large companies managed to obtain concession rights from the Cambodian Development Council, at the minimum cost of 600.000 USD (400.000 of which is a deposit, that is partially refunded when 1/3 of the works is completed). The minimum investment required is 2 million dollars.
